We will advise you on the best method of sale to suit your property. In certain circumstances an auction might be most appropriate, and we are delighted to offer our clients a choice of either our own in-house auction service at select venues or our online auction service. Lettings
Unlike the other UK nations, in Wales, private and public landlords are regulated by Rent Smart Wales, a licencing authority hosted by Cardiff Council in partnership with the 22 Welsh local authorities to ensure compliance with legislation. As a landlord you have to be registered with Rent Smart Wales and letting agents, and landlords who let and manage properties themselves, must be licensed with the authority too. With over 170 pieces of legislation governing lettings services, as a landlord you will need a professional to guide you to ensure that you have the best advice to protect your investment. We employ the best staff to provide guidance in valuing your investment and then ensuring that the right contract holder is sourced.
Professional Valuations
On occasion, you might find that you require a professional valuation undertaken by an RICS Chartered Surveyor. This type of valuation is often needed for probate and matrimonial purposes. We recognise that this can be a difficult time and we aim to conduct the process as smoothly and efficiently as possible for you. We also provide valuations for property transfer purposes as well. A fee is charged for professional valuations.

There is a myriad of considerations when selling, buying or renting a property. Energy Performance Certificates (EPC's):
It is a legal requirement to have an EPC when a property is sold, built or rented. The EPC must be commissioned prior to any marketing taking place and be available for inspection no more than 7 days after marketing has commenced. Some buildings don't need an EPC and we can give guidance on whether your property falls into an exempt category. We can arrange for the EPC to be commissioned on your behalf or you are free to make your own arrangements.
Surveyors
If you require a mortgage on your purchase, the Lender will arrange to undertake a basic mortgage valuation. If you wanted to top this up to a more extensive building survey or if you are a cash buyer seeking a private surveyor, we can happily put you in touch with several local contacts and you are free to make an informed choice on their services yourself, or please feel free to make your own arrangements.
Solicitors & Guild Conveyancing
When you sell or purchase a property, you will need to enlist the services of a solicitor or a conveyancer to act on your behalf in the transaction. You may already have a good working relationship with a preferred solicitor and if this is the case, then please continue with your existing contact. However, if you haven't already found a solicitor to deal with the conveyance of your sale or purchase and you want to use someone local, we can provide a list of solicitors for you to review to enable you to make your own informed decision. If you are seeking added piece of mind, through our partnership with Guild Conveyancing, we are can also introduce you to an independent specialist high street law firm who can offer a no move-no fee conveyancing option for you. Added benefits to you include being purchase or sale ready, a fixed fee, a free EPC and a service pledge with full transparency via a secure client portal showing you when the major milestones have been met in the transaction. Our Goodlord Partnership
We have teamed up with Goodlord who undertake tenant referencing for us. They also offer tenant and landlord insurance products plus to save you time, a utility management and media service. Goodlord is regulated by the Financial Conduct Authority under registration number 836727 and Taylor & Co earn a commission from the introduction of landlords and tenants to them.

Mortgage Advice
If you require a mortgage to fund your purchase or you're seeking a re-mortgage of your existing property, you can either go directly to a lender or you can use an independent mortgage advisor. Unlike a lender, an independent mortgage advisor will have access to a broad range of products available from a cross section of lenders. We’ve partnered with Sterling Southgate who provide expert mortgage and protection advice when you need it.
